🏠 Market Update With Kiani & Co
After a year of correction, Burlington’s real estate market is beginning to show signs of stabilization. By the end of January 2026, Burlington’s MLS® Home Price Index (HPI) benchmark price was approximately $853,800, down 12.9% year-over-year and 0.2% month-over-month. This modest monthly change suggests pricing may be stabilizing after the more significant adjustments seen over the past year.
Inventory continued to rise into February, reinforcing Burlington’s shift into balanced-market territory. Active listings increased from 485 in January to 518 in February, while months of supply edged up from 3.9 to 4.0. During this time, the average sale price rose from approximately $995,000 to $1,031,000, reflecting selective buyer demand for well-priced, high-quality homes rather than broad market-wide price growth.
Homes are also taking longer to sell, with average days on market increasing from 67 to 69 days. Combined with inventory levels now higher than last year, buyers are benefiting from greater choice, more time to decide, and increased negotiating leverage. Sellers, meanwhile, continue adjusting expectations to align with current demand and stable interest-rate conditions.
While surrounding markets are seeing sharper price declines and higher supply, Burlington’s long-term appeal remains strong, supported by its location, lifestyle, and enduring desirability.

🧁 Budapest Bakeshop Coming To Burlington
Downtown Burlington is about to get a taste of Hungary. Budapest Bakeshop is opening its first franchise at 447 Brant Street, bringing its signature Hungarian Chimney Cakes and handcrafted sandwiches to the heart of the city.
Founded in 2018 in Niagara-on-the-Lake by husband and wife Anett and Todd Kane, the bakery was inspired by Anett’s Hungarian heritage. The freshly baked spiral pastries, known as Chimney Cakes or Kürtőskalács, are served warm with sweet or savoury toppings. An opening date has not yet been announced, but more information is soon to come.
🎸 Nashville Takeover Chooses Burlington
Burlington has been selected from hundreds of Canadian towns to host The Nashville Takeover, a three day songwriter experience running June 12-14. Hosted by Backyard Music Co., the event will transform multiple local venues into intimate stages for more than 15 surprise songwriters from Nashville and Canada.
This is not a traditional festival with one main stage. Performances will pop up across town, including spots like Nickel Brook Brewing, with artists revealed only when they step up to the mic. Expect close up storytelling, rotating songwriter rounds, and late night sessions that bring a little Music City magic to the downtown core.
🏒 Mainway Arena Set For Major Upgrades
Burlington plans to replace one of two aging ice pads at Mainway Arena, with Rink 1 flagged as being in significantly worse condition. An engineering review found both pads, original to the 39 year old facility, are nearing end of life. The city is seeking a consultant now, with construction tentatively set for April to September 2027.
The arena’s refrigeration system has also faced repeated breakdowns, prompting calls for a full overhaul in the coming years. Notably, Mainway is the rink Burlington rallied behind in its recent Kraft Hockeyville bid, underscoring the community push for renewed investment. For many local teams, upgrades cannot come soon enough.

🏆 Burlington Lands Top Livability Spot
Burlington is once again earning bragging rights, ranked the fourth most livable city in Ontario in The Globe and Mail’s latest national report. The city was also named the safest of its size in the province, with strong scores for transportation, education, and community vibrancy.
Oakville claimed second place in Ontario, while Hamilton and Toronto also made the top 10. The ranking assessed 100 Canadian communities on housing, health care, safety, climate, and economic strength. Not too bad, Burlington.
🎺 Teen Tour Band Heads To Hamilton
A scheduling conflict at the Burlington Performing Arts Centre means the Burlington Teen Tour Band will hold its annual spring concert in Hamilton this year. The city, which operates BPAC, said it could not find a weekend that aligned with the band’s 2026 touring schedule despite exploring multiple dates.
The concert will take place April 29 at FirstOntario Concert Hall, with tickets starting at $40. The band’s usual matinee and evening shows at BPAC have drawn strong crowds in recent years. A short drive down the QEW, but a big change for a Burlington tradition.
