Is Now a Good Time to Buy in Burlington? (April 2026 Update)

Short answer: it depends on your strategy - but for many buyers, this is one of the most opportunistic windows we’ve seen in recent years.

Inventory in Burlington has improved, giving buyers more choice and less pressure to overpay. The average sold price in March 2026 was $1,066,134 - down 10.3% from the same time last year, creating a shift in negotiating power.

Interest rates remain elevated but stable. The reality is: if rates drop more, competition will return quickly.

Right now, I’m seeing:

  • More conditional offers being accepted

  • Sellers becoming more flexible on price and terms

  • Very few bidding wars across most price points

For buyers who are financially ready, this creates a window to secure strong properties with better terms - before demand picks back up.

That said, timing the market perfectly is nearly impossible. The better question is:

Does buying now align with your life and long-term goals?

8,800-Unit Mega Proposal 🏙️

A massive city-building proposal is on the table for 1200 King Road, where Alinea Land Corporation wants to transform 121 acres into a 36-building community with roughly 8,800 homes!

Plans go far beyond housing, including major retail, office space, institutional uses, a hotel, and a full community hub with an arena, effectively creating an entirely new neighbourhood from scratch.

Towers could reach up to 53 storeys, with development unfolding in phases over many years and early work potentially starting in 2027. Located near Aldershot GO Station, the scale and mix of uses would make it one of the most ambitious projects in the region, more like a small downtown than a typical subdivision.

Chick-fil-A Coming to Oakville? 🍗

A new Chick-fil-A location could be coming to Oakville, with plans filed for a site at Winston Churchill Boulevard and Dundas Street West.

The proposal would replace the existing Burger King with a new single-storey restaurant featuring a double drive-through, marking a potential first for the town if approved.

While the plaza draws shoppers from nearby Mississauga, the site itself sits within Oakville and would add a major new fast-food option locally. There’s no timeline yet and approval is still needed, but if it moves ahead, it would give Oakville its first taste of the popular chain, expect some long drive-thru lines if it happens.

AGB Opens Community Garden 🌱

The Art Gallery of Burlington welcomed spring with the launch of a new community and medicine garden, designed as a space for outdoor learning, accessibility, and connection to the land.

About 40 people attended the opening, which included Indigenous seed songs and a hands-on workshop led by Michelle Dent focused on the cultural significance of tobacco and how to grow it.

The garden will support both education and art, with plants like indigo and marigolds used later for natural dyes and materials. Organizers say the space is meant to grow into a long-term community hub, with more workshops planned through the year, a thoughtful addition to Burlington’s waterfront scene.

Meet Joe The Gentle Cat 🐱

Joe is a 7-year-old domestic longhair adjusting to life in the shelter after coming from another rescue.

The change has been a lot for him, and he’s hoping to find a calm, quiet home where he can settle in at his own pace. He’s a low-key companion who doesn’t ask for much, just a cozy spot and a little patience as he gets comfortable.

He would do best with a family that understands shy cats and is happy to give him space while he warms up. With time, Joe has all the makings of a loyal, peaceful companion for the right home.

Young Innovator Going Global 🌎

A Halton student is making waves internationally, as Evan Budz heads to Phoenix to represent Canada at the International Science and Engineering Fair.

The Grade 10 student from Frank J. Hayden Secondary School developed an AI-powered bionic sea turtle that can detect pollutants like microplastics in real time while swimming, offering a faster and more efficient alternative to traditional lab testing.

The solar-powered device can run for hours and has already earned national recognition, including a top innovation award at the Canada-Wide Science Fair. With plans to keep advancing the technology, Budz is now taking his work to the world stage, a huge achievement for a young innovator, congratulations on an incredible milestone.
