1. Offer: Eligible homebuyers will receive a one-time cashback payment of $2,000 CAD when purchasing a qualifying residential property through Sarah Kiani, Broker, of Keller Williams Edge Realty.
2. Minimum Purchase Price: The property must have a final purchase price of at least $500,000 CAD, excluding applicable taxes, closing costs, and adjustments.
3. Eligible Properties: The offer applies to completed purchases of residential properties located in Burlington, Oakville, Mississauga, Hamilton, Ancaster, Grimsby, and other Ontario communities serviced by Sarah Kiani, subject to confirmation of eligibility before entering into a representation agreement.
4. New Clients: The offer is available to new buyer clients who register through the Burlington Digest promotion before entering into a buyer representation agreement. Buyers who are already represented under an agreement with another brokerage are not eligible while that agreement remains in effect.
5. Registration: Buyers must register for the promotion and receive written confirmation of eligibility before entering into a buyer representation agreement. Registration does not obligate the buyer to purchase a property or enter into a representation agreement.
6. Representation: To qualify, the buyer must enter into a written buyer representation agreement with Sarah Kiani as the designated representative, and complete the qualifying purchase through that representation arrangement.
7. Successful Closing: Cashback is payable only after the transaction has successfully closed, ownership has transferred to the buyer, and the applicable brokerage remuneration has been received.
8. Cashback Payment: The $2,000 cashback will be funded by Sarah Kiani, Realtor, rather than as an additional payment by the seller or a reduction of the property's purchase price. Payment will be arranged through a method approved by the employing brokerage and made within 30 calendar days following satisfaction of all eligibility and payment conditions.
9. One Payment Per Transaction: The cashback is limited to $2,000 per qualifying property purchase, regardless of the number of purchasers named in the transaction. It cannot be combined with another cashback, rebate, or promotional incentive offered by Sarah Kiani unless expressly agreed in writing before the purchase.
10. Offer Period: This promotion is available to eligible buyers who register between October 1, 2026 and December 31, 2027. Buyers who register within the promotional period must enter into a qualifying agreement of purchase and sale within 12 months of registration and successfully complete the transaction.
11. Disclosure and Documentation: Eligibility and payment arrangements will be confirmed in writing before the buyer enters into a representation agreement. Any applicable disclosures and brokerage-approved incentive documentation must be completed.
12. No Purchase Guarantee: Registration does not guarantee mortgage approval, the availability of a suitable property, acceptance of an offer, or successful completion of a transaction.
13. Changes to Promotion: The promotion may be modified or discontinued for future registrations. Changes will not affect the rights of buyers whose eligibility has already been confirmed in writing, unless otherwise agreed.
14. Brokerage Identification: Sarah Kiani is a registered real estate broker employed by Keller Williams Edge Realty. The promotion is offered by Sarah Kiani in connection with real estate services provided through the registered brokerage, subject to brokerage authorization.
